Is now really the right time to buy a home in Charlotte? I’ve been keeping a close eye on the Charlotte housing market, and honestly, now feels like prime time for buyers. There are a few reasons I think making a move now could be a smart financial decision, and I want to break them down for you.
1. Home prices are still rising. Charlotte’s housing market hasn’t cooled off completely. Median sales prices are still climbing, even if the pace is a bit slower. For instance, in June 2025, the median sales price hit $435,000, up 2.4% from the previous year. By July, that number had reached $440,000—a 4.1% year-over-year increase. Waiting even a few months could mean spending hundreds or even thousands more. Buying now locks in today’s prices and keeps inflation from eating away at your buying power.
2. Inventory is growing. In June 2025, Charlotte saw a 39% jump in homes for sale compared to the year before, and the monthly supply reached 3.1 months. More options give buyers extra leverage when negotiating. The catch? Waiting for interest rates to drop could reverse this trend, increase competition, and push prices back up. Right now, having more choices feels like a real advantage.
3. Market dynamics are shifting in your favor. Even though Charlotte still leans slightly seller-heavy at around 3.1 months of inventory, it’s much closer to a balanced market than it was last year. Homes are staying on the market longer, about 47 days now compared to 40 days a year ago. That gives buyers more time to weigh options, negotiate repairs, and make strategic offers. If the market swings back toward sellers, waiting could mean pricing yourself out or jumping into a bidding war.
